Updated Building By-Laws (July 2025)

The by-laws are the official rules that all owners and residents of Synergy, 117–119 Pacific Highway, Hornsby must follow. These rules are designed to help everyone live together respectfully, safely, and fairly.

1. Living in Harmony
  • No excessive noise, nuisance, or behaviour that interferes with other residents' peaceful enjoyment.
2. Common Property
  • Residents must not damage or obstruct common areas like foyers, gardens, or hallways.
  • You need written approval before changing or installing anything on common property (e.g. flooring, air conditioners, lights).
3. Waste and Cleanliness
  • Proper use of garbage bins and disposal areas.
  • No dumping bulky items without arranging council pickup.
4. Parking and Vehicles
  • Park only in your designated space.
  • Don’t block other vehicles or park on common property.
5. Pets
  • Pets are allowed, but must be approved in writing by the Owners Corporation.
  • Pets must be supervised in common areas.
6. Renovations
  • You need approval before starting major work (e.g. bathrooms, flooring, waterproofing).
  • Some renovations require detailed applications and special by-laws.
7. Safety and Security
  • Fire exits must be clear at all times.
  • Don’t leave items in hallways or stairwells.
8. Noise and Conduct
  • Be mindful of others, especially at night.
  • No loud parties, music, or disruptive behaviour.
9. Use of Lots
  • Residential lots must be used for lawful purposes only.
  • Commercial lot owners have special rules around signage, fit-outs, and shopfront use.
10. Building Services
  • Rules are in place around electricity, internet and other service providers, especially where building-wide systems (like embedded networks) are in place.
11. Special By-Laws
  • Includes rules for specific lots or situations (like EV charging or signage for shopfronts).
